House Conveyancing

Most Conveyancing work is residential, that is private homes, units and land. Although it is becoming more common for conveyaners to handle the sale or purchase of smaller commercial properties, such as factories, offices and shops, the larger value properties such as large scale commercial, office blocks, shopping centres and industrial estates, tend to be the province of solicitors. This may have a bit to do with the figures involved, when a property cvan be worth many millions of dollars spending a little more on the proerty transfer is neither here or there. It may also have more to do with the technical nature of these properties, often being investments they can be subject to complex commercial leases meaning they require the eye of a legally trained property lawyer.

Home conveyancing is relatively straight forward and the process farily consistent from property to property. Providing the conveayncer is thorough in detailing all incomberances on the property and ensureing they are discharged prior to settlement there should be no issues. Calucalting the propert proportions of payments for rates and taxes is pretty straight forward. CHecking flood levels and orders is not problematic as long as the conveyance staff are fully trained.

I should say that ensuring the chattles are listed approriately (what stays and what goes with the house when is sells) can head off a great many of the frustraions buyers and sellers have. If you are seeling your house it’s always worthwhile double checking the conveyancers have all the chattles correctly listed well before a buyer sees the house or the contract. It may even be worth moving anything that you want to keep out of sight or out of the house all together. Window furniishing and garden fittings (includsing special plants) in particular.
